The information on buildings, floor areas, the site and parking spaces is based on the SONNENHAUS memorandum supplied by the provider, dated 21 October 2026. Reviewing the website does not replace inspection of the land register or building records, or a measured survey.

Residential market analysis

IIB / IZ Research, residential market analyses for purchases and rentals, reference date 20 April 2026. Reference property: a 70 m² apartment with three rooms, built in 1900, with the high standards of condition and specification assumed in the analysis. The original charts are reproduced from the available property documentation with source attribution.

Images, plans and films

Property media and graphically enhanced floor plans are taken from the documentation supplied by the provider. The full-screen opening section shows genuine drone footage of the existing property. The summer cover image in the memorandum is an AI-edited perspective visualisation. The AI films illustrating residential and office use are labelled separately. The revised short drone film uses a general property description in place of an unsubstantiated aggregate floor-area figure.

The interactive 3D floor plans are simplified spatial diagrams traced from the available plans. Wall heights, component thicknesses and spatial details are indicative. These views do not replace a measured survey, a CAD model or a review of the existing building’s legal planning status. The original floor plans displayed for each level remain the reference for dimensions and room layouts.

Site boundaries are schematic. Do not take measurements from the plans. The original documentation and uses approved by the relevant authorities are authoritative.
